How to publish my room, apartment or house?
1.- Register by clicking on "Register".
2.- Click on "Post Ad". (+)
3.- Post your ads (no limit).

What else should I know?
Ads are reviewed and must have a location on the map and a clear address, and have photos.
To validate your account you must also Register in the payment system, this will help us validate you and you will also be able to receive payments for reservations.

To add the reservation system:
1.- Enter your account and in the control panel click on the "Reservation System" button.
2.- A registration form opens in which you must register
3.- Once registered, you can now start receiving payments.
4.- You can now accept reservation requests and request payment for the reservation.
How to improve your ad?
1.- Update the calendar and Availability.
Dates are important because no one will be able to request a reservation from you if you have a blocked date.
Example for long term: If you mark that it is available from January 15th, they will only be able to send you requests from January 15th and not before
Example for short term: Here you have to use the calendar and mark the days that are not available.
2.- Update prices.
3.- Improve the description, add details such as if it is close to the metro, the center, the beach.
4.- Photos, add a minimum of 10 photos per ad.
5.- Address and Map, this is very important so that they can orient themselves and arrive on the day of check-in
6.- Register in the reservation system to be able to verify your identity, you will only be able to answer requests if you are registered in the reservation system.
7.- IMPORTANT: respond to reservation requests, accept or reject them. If you do not do so, your ad and account will be automatically deactivated, losing seniority and the opportunity to have reservations in the following months.

1.- To modify the calendar you have to go to your dashboard and then click on My Ads. Once inside your ads, you can see the list of ads that you have active or deactivated.
2.- Now click on EDIT (to the right of the ad) (PENCIL icon).
3.- Now you can see the ad with several options to Modify: choose > CALENDAR or PRICES.
LONG TERM
CALENDARS - LONG TERM:
Availability date. Choose the availability date, example: 15/02/2025, this means that no one will be able to send you a reservation request before that date.
Minimum stay (months). Example: The minimum stay is 1 month.
Maximum stay (months). Example: The maximum is 12 months.
PRICES - Long term
Price/month: Enter the price per month, we will add our Service Fee to the price you decide.
Deposit: The deposit must be collected upon arrival of the tenant, you cannot collect the deposit through Gabinohome.
Included expenses: Check included expenses if you want the expenses, electricity, water and any other expense associated with the rent to be included in the monthly rental price.
SHORT SEASON.
CALENDARS:
You must mark the days that are not available, which will be marked in red. Requests can only be sent for those days that you have available.
PRICES:
Prices by season: Here You can add prices by week or day, depending on the dates. If you want a different price in August, you can add a price and choose from which date to which date it is at that price.
How are booking fees calculated?

Usage Fees or Booking Fees are calculated in relation to the rental price per month in case of long term and for the total time in case of short term and are added to the price you have chosen.
*What price should I set for the rental?
You must set the price you want to charge per month or per day, we will add our fee to your price.
Examples:
Long term:
Rental price/month: 1000€
3 month reservation: 3000€
Amount to be paid by the tenant for the reservation:

Usage fee: 145€

Reservation price for 7 days: 500€
Usage fee: 115€

How do I contact a landlord or roommate?
1.- You must register or log in.
We recommend that you fill out your profile and contact phone number carefully, since the landlord can see all this information and decide whether or not he is interested in renting to you by looking at your profile.
2.- Go to the ad and Request a Reservation. (You can send many reservation requests).
3.- You can talk to him before booking.
4.- Agree with him on the time you want to rent, and ask him to send you the reservation request.
5.- Once he sends you the payment request and you pay, the money is kept until the day of check-in or its cancellation.
6.- On the day of Check-in the money will be transferred to the owner

How can I safely pay rent?
The only safe way to pay is to do so within our payment system. If the owner does not have it activated, ask them to register in the Reservation System that Gabinohome has available for them.
Once you register in the reservation system, the owner will send you a payment request that will reach your Gabinohome account and you must do it within our platform.
* For your safety.
- Never pay outside of Gabinohome.
- If an owner asks you to pay directly to their account by transfer, Report it and we will block that ad.
How do I request a Reservation?

Within the ad sheet, click on Choose Date, once the form is open, choose an arrival and departure date, choose the number of people and click on Request Reservation.
The owner will receive the request and can accept or reject it.
Only Owners with the active reservation system within Gabinohome can request reservation payments.
* Gabinohome internal payment system
- Owners registered in our payment system have the option of requesting the reservation and payment within Gabinohome, for this a payment form will be opened, once you make the payment, your money will be saved in the account. Gabinohome until the check-in date, once this happens, you have 24 hours to approve, claim or cancel the transaction, in any case on this check-in date, the Gabinohome reservation fees and the cost of card payment will be removed from the total in case of return.

When you book, you only pay when the owner accepts your request. Plus, if you need to cancel, we offer flexibility:
