Water and sewage could also be linked from the village, but a water well and self contained septic tank is probably a better idea. Telephone could be transferred from the village with the electricity, via underwater cable. There's a major boardwalk project approved for the village directly across from the property only waiting funding for it.
The only neighbor is a coconut farm (for sale) south of our land. There is no direct road access, thus very private and secluded. Instead you park in the village opposite and cross the river (200m) by boat or, at low tide, simply walk across! Locals will be delighted to make river crossing by boat for R$5,00 reais. Construction on the site is NOT a problem. We've checked on all of this for his project on this site. Building materials would be delivered to the river edge at the village and transferred on a barge to the property. Labor is cheap and this cost would not be significant.
ALL paperwork/documentation is 100% in order. The land is in fact owned by company (Bahia Breeze Empreendimentos, Ltda) and is the only asset of that company. Ideally we'd like to sell the land via the sale of the company (transfer of stock ownership). The company was NEVER activated, is free & clear. All documentation for both the company and the land can be made available to the buyer's lawyers.
Land has been appreciating at 100% per year and located less than 30km north of Coast of Sauipe (Latin American largest tourism complex), this land is a SURE BET for land speculation.
